Sculptural façades

The project is distinguished by the sculptural facade: an undulated shell which gives great character to the building and offers the residents in the apartments total privacy and excellent sun screening.
As Mayer himself explained, “the sculptural design for the suspended façade formed of slats placed alongside each other, is inspired by the idea of the city landscape, which can be found in the terraced garden in the courtyard and the layout of the building.(…)”
Built between 2008 and 2012, this is a new concept for a residential building that extends up for seven storeys, giving a new interpretation to the classic urban style of a residential block where all the apartments facing southwest overlook the luxuriant and lush internal courtyard, helping create the “open residential experience in the heart of the city”.
While it is mainly a residential building, the ground floor of the JOH3 houses a series of commercial businesses, and the various types of apartments begin from the first floor, ranging from homes with a private garden to conventional apartments, to lofts that have an exclusive access to the green roofs that cover the entire roof of the building.
A unique residential experience which, by applying the integrated project approach includes all the details: from the façade, to the stairs, the internal lifts for the apartments, and which has also paid great focus on efficient and rationalised use of the resources, for example, eliminating the need for air-conditioning and ventilation by using a natural ventilation system, and avoiding water waste by using large rainwater tanks, which are then used to supply the washing machines and flushing systems.
